Should You Sell Your East Valley Home Before Buying Your Next One?

For many East Valley homeowners, selling first can provide the greatest financial clarity. You know your current home has closed, you know how much equity you have available, and you can move forward on your next purchase without wondering whether your existing home will sell in time.

That can make your next offer stronger and reduce the stress of carrying two homes at once.

But selling first does not necessarily mean you have to rush into your next purchase.

Option 1: Sell First and Give Yourself Breathing Room

One strategy is to sell your current home, then use a short transition period before buying your next one.

That may mean staying temporarily with family, renting a furnished home or apartment for a few months, or using a short-term rental while you continue your search.

If you do not want to move all of your furniture twice, another option may be to place your belongings in a portable storage container, such as a POD, or use traditional storage until you are ready to move into the next home.

This approach is not perfect for everyone, but it can give you something very valuable: time.

Instead of feeling pressured to buy the first acceptable home because your closing date is approaching, you can take the time to find a property that truly fits your next chapter.

Option 2: Buy First if Your Finances Allow It

Some homeowners are financially comfortable purchasing their next home before the current one sells.

This may make sense if you have strong reserves, enough income to qualify while carrying both properties temporarily, or if the type of home you want is difficult to find and you do not want to risk losing it.

The advantage is obvious: you can move directly from one home into the next without temporary housing or storage.

The tradeoff is that you may be responsible for expenses on both homes until your current property sells, so this strategy needs to be evaluated carefully.

Option 3: Explore Bridge Financing

For some homeowners, there may be another option between selling first and carrying two traditional mortgages.

This can be especially useful when you find the right home before your current property has sold and you do not want to lose that opportunity while waiting for your sale to close.

Bridge financing is not right for everyone. Qualification requirements, costs, repayment terms, available equity, and program guidelines can vary, so the details should be reviewed with a qualified mortgage professional before deciding whether it fits your situation.

 

There is no prize for making a move as complicated as possible.

The goal is to create a plan that gives you financial confidence, enough time to make a good decision, and the flexibility to move when the right opportunity appears.

For one homeowner, that may mean selling first, staying with family for a few months, and keeping belongings in storage while searching for the right home.

For another, it may mean using a short-term rental so there is no pressure to coordinate two closings on the same day.

And for someone else, bridge financing may provide the flexibility needed to purchase first and sell afterward.

The right answer depends on your equity, finances, timeline, current home, and the market where you plan to buy.
