Many Arizona Veterans Are Closer to Homeownership Than They Think

As a REALTOR® serving Ahwatukee, Chandler, Gilbert, Phoenix, and the East Valley, I’ve had the opportunity to work with many Veterans and active-duty military families over the years. One thing I’ve learned is that many people assume homeownership is out of reach when it may actually be much closer than they think.

A recent survey from NewDay USA found that nearly half of Veterans feel owning a home is currently unattainable. In many cases, the biggest obstacle isn’t qualification — it’s misinformation about the VA home loan benefit.

The VA home loan program has been helping Veterans achieve homeownership for more than 80 years, yet many buyers still don’t fully understand the advantages it may offer.

You Do Not Need a Large Down Payment

One of the most common misconceptions I hear is that buyers need to save a large amount of money before purchasing a home. Many Veterans believe they need tens of thousands of dollars upfront before they can even begin exploring the process.

Depending on eligibility and loan approval, qualified VA buyers may be able to purchase a home with little to no down payment. That can make a huge difference for families trying to balance everyday expenses while planning for the future.

Closing Costs May Be Lower Than Expected

Closing costs are the fees associated with finalizing the purchase of a home. These costs can sometimes feel overwhelming for buyers who are trying to budget carefully.

One benefit of VA loans is that there are limits on certain fees Veterans can be charged. That may help reduce upfront expenses and make homeownership more achievable sooner than expected.

VA Loans Do Not Require PMI

Another major advantage is that VA loans do not require PMI, which stands for Private Mortgage Insurance.

PMI is an additional monthly fee many buyers pay on certain loan types when purchasing with a lower down payment. Eliminating that expense may help improve monthly affordability and reduce overall housing costs.

BAH and BAS May Help Strengthen Qualification

For active-duty military members and qualifying reservists, allowances such as BAH (Basic Allowance for Housing) and BAS (Basic Allowance for Subsistence) may also help with income qualification.

Because these benefits are generally non-taxable, they can sometimes help increase purchasing power when qualifying for a home loan.
